Penthouses are meant to be pretty spectacular - the extra 'top floor' cash you pay guarantees no upstairs neighbours and better views at the very least, and hopefully a lot more besides. This three-bed penthouse apartment at Bushy Park House is no exception.

Located on the fifth floor, this is 1,700 sq ft of modern, contemporary open plan space - around 500 sq ft larger than an average family semi. Although that sizing doesn't give the full picture. Step outside and you will find almost the same again in a wraparound roof garden terrace which, if we get a decent summer, will make you want to set up home here, instead of inside. This is one of the biggest roof gardens attached to a penthouse in the city.

It has paved patios, parquet decking, glass balustrades on three sides of the property, with shrubbery, gravelled sections, seating areas, planted olive boxes, bay trees, and, of course, views; in this case over the playing fields of Bushy Park where you can cheer on the under-10s with a Pimms in your hand.

The three bedrooms are all doubles, each with separate access to the balcony. There are two bathrooms and an extensive kitchen/dining room and living area with floor-to-ceiling windows and doors leading outside. This features a gas fire with limestone fireplace and an ornate freestanding radiator.

There is a hallway with a large roof light and parquet flooring, recessed lighting and a video intercom to check out visitors.

The penthouse is available furnished or unfurnished as required and has been fitted with contemporary, clean pieces rather than a cosy village look.

There are double frosted doors between the living area and kitchen which has a full range of fitted appliances.

The master bedroom is dual aspect with full height windows looking onto the terrace. The ensuite has a jacuzzi bath (but of course!).

There is a separate bathroom to service the other two bedrooms. You've also got a lift from the underground car park (two car spaces are included in the let).

Terenure village has a range of restaurants, shops, pubs and sporting facilities along with schools. Agent David Bracken says, "Viewings so far have included a couple of embassies and a few multi-nationals with corporate clients. It will most likely be an executive. All the bedrooms open out onto the terrace which is very unusual and it really is of the very highest standards. It's one of the best apartments we've ever had."

Lease: Minimum one year.
